Echo Neighborhood Voices · Peoria, Arizona

300 homes proposed.
Our neighborhood deserves a say.

99th Avenue, south of Olive Avenue · Research checked October 31, 2026

Our position: oppose the proposal as currently documented and ask Peoria to withhold final approval until impacts and enforceable protections are publicly addressed.

Proposed, not approved. Annexation and residential rezoning have different boundaries. An arterial classification does not establish an approved widening or lane count.

Ask for evidence before approval

  1. Traffic: Publish the study, correction letters and responses; evaluate intersection queues, neighborhood routes, walking/cycling safety, emergency access, and the circulation alternatives together.
  2. Compatibility: Show lot sizes, heights, setbacks, grading, lighting and perimeter buffers. Compare a lower-lot-count alternative.
  3. Capacity and cost: Demonstrate water, sewer, school and public-safety capacity. Identify who pays for improvements and when they must be delivered.
  4. Drainage and construction: Publish runoff, retention, dust, working-hours and construction-access protections with enforcement contacts.

Peoria Zoning Code § 21-605 requires objective support for PAD findings concerning roads, compatibility, facilities and fiscal soundness. Staff review-cycle “Denied” entries are correction statuses, not final Council rejection or proof of unsafe design. Detailed plans and review letters were not obtained in this research.
